  • Redevco loan facility will finance the development of a 52,815 sqm Grade A logistics scheme in Tiel, a centrally located transport hub in the Netherlands.

  • The project is over 70% pre-let to leading global contract logistics provider, ID Logistics.

  • The development targets BREEAM Excellent certification and is expected to be 75% self-sufficient through on-site renewable energy generation, supported by an innovative energy solution designed to address local grid congestion challenges.

Amsterdam, 24 September 2026 – Redevco, one of Europe’s largest privately owned real estate managers with assets under management of around €10.5 billion, has successfully closed a €49.2 million green loan facility to support the development of a sustainable logistics scheme in Tiel, the Netherlands, on behalf of Financière ID, the real estate development arm of ID Logistics Group. The transaction demonstrates Redevco's commitment to financing projects that combine strong market fundamentals with significant environmental impact.

The facility finances the development of a 52,815 sqm Grade A logistics scheme at the Medel logistics estate in Tiel, strategically located with direct access to the A15 motorway and strong connections to the Port of Rotterdam, Germany and the wider Randstad region. Once completed, the scheme will provide high-quality warehouse, office and mezzanine space suitable for modern logistics operations while benefitting from strong occupier demand and limited new supply.

Richard Craddock, Redevco’s Head of Real Estate Debt, commented: “This transaction reflects the core focus of our debt strategy: supporting best-in-class real estate projects alongside experienced sponsors in sectors and markets where we have strong conviction. We are pleased to partner with Financière ID on a development that combines compelling logistics fundamentals with innovative sustainability solutions, and helps to address the growing demand for modern, future-ready logistics space in the Netherlands."

A distinguishing feature of the scheme is its connection to the Medel Energy Island, a shared local energy hub that helps overcome electricity grid congestion challenges experienced by many logistics schemes across the Netherlands. The site is expected to generate approximately 75% of its energy requirements from on-site solar PV panels with 2.5MW peak solar capacity. Excess energy will be stored via the on-site battery with any surplus feeding back to the energy island.

Alongside its energy solutions, the project targets BREEAM Excellent certification and will include heat pumps, EV charging infrastructure, biodiversity enhancements, sustainable drainage systems and occupier wellbeing features.

Christophe Hamon, FID’s Managing Director, added: “The development combines strong logistics fundamentals with an innovative approach to energy management and sustainability. We were looking for a financing partner that recognised the long-term value of those characteristics and shared our vision for delivering future-ready logistics space. Redevco was a natural fit for that ambition.”

Redevco's Real Estate Debt platform provides tailored financing solutions across asset classes and major European markets, supporting borrowers in delivering projects that meet evolving investor, occupier and sustainability requirements.
